Our Flex Spaces are 120 to 400 square foot non dwelling units designed for wellness, work, and focused use. Most clients use them for yoga studios, home gyms, saunas, creative studios, or home offices. These are not full residential units and typically do not include kitchens, bathrooms, or plumbing.


Because they are non dwelling structures, permitting is often simpler than a house or ADU. Requirements vary by city and county, so you will need to confirm zoning, setbacks, and building rules with your local jurisdiction. In many areas, smaller structures may not be classified as permanent dwellings, but local codes always apply.


Foundation options depend on site conditions and city requirements. Common solutions include pier pads, helical piers, or concrete slabs. We help you determine what fits your soil conditions, access, and budget.


Flex Spaces are built using the same offsite wall panels, floor cassettes, and roof systems we use on our residential projects. These units can be built in entirety and delivered to your site for immediate use. This reduces on site time and helps control quality.


Final cost depends on size, foundation type, access to your lot, insulation level, window package, electrical scope, exterior finishes, etc.
